Move-In Checklist While Flatsharing in Dubai

Getting ready to move in with new housemates or into a new flatshare in Dubai? Follow this simple guide to make sure you’re all set for a smooth and stress-free move-in experience.

1. Confirm Your Lease Agreement

  • Ensure the terms of your lease are clear, including rent, deposit, and move-in dates.
  • Make sure all parties (you, your landlord, and housemates) have signed the agreement and that you have a copy for reference.

2. Pay Deposits & Rent

  • Confirm that your security deposit and first month’s rent have been paid, and keep receipts for your records.
  • Note: If you’re moving into a house share, DEWA (Dubai Electricity and Water Authority) may be included in your rent. Confirm with your landlord or housemates.

3. Set Up or Transfer Your DEWA Service

  • For house shares, DEWA may be included in your rent, so clarify with your landlord or housemates.
  • If not included, register or transfer your account with DEWA for electricity and water services.
  • Make sure to have your tenancy agreement and Emirates ID ready for registration.

4. Set Up Internet & TV Services

  • Arrange for internet and TV services with du or Etisalat, the leading telecom providers in the UAE.
  • For house shares, du or Etisalat may be included in your rent, so clarify with your landlord or housemates.
  • Schedule the installation before your move-in date to avoid any delays.

5. Register with District Cooling Provider (Empower or Emicool)

  • For house shares, district cooling services (Empower or Emicool) may be included in your rent, so confirm with your landlord or housemates.
  • If it is not included, register for Empower or Emicool to ensure your air conditioning service is activated before you move in, especially during the hot months in the UAE.

6. Take Photos of the Property

  • Document the condition of your new space before moving in for both your and the landlord’s protection.
  • Take clear photos of any pre-existing damages or issues to avoid disputes later on.

7. Check Inventory & Condition of Appliances

  • Ensure that all appliances listed in the inventory (fridge, washing machine, air conditioning units, etc.) are present and functioning properly.
  • Test lights, heaters, and air conditioning to confirm they are working.

8. Set Up Your Home Security

  • If allowed, change the locks for added security and privacy.
  • Set up any additional security measures, such as alarms or cameras, if necessary.

9. Register with Building Security

  • Notify the building management or security team of your move-in.
  • This ensures you have proper access to common areas and building facilities.

10. Get Your Moving Permit

  • Some buildings require a moving permit for access, typically during designated hours.
  • Contact your building management to confirm the permit requirements and schedule your moving day.

11. Book a Deep Cleaning Service

  • If the property hasn’t been cleaned prior to your move-in, consider booking a deep cleaning service.
  • A thorough clean will help you settle in comfortably and create a welcoming environment from the start.
